By creating an account on CompliantLease, you confirm that you have read, understood, and expressly agree to these Terms of Service by checking the acceptance box during registration.

If you do not agree to these terms, you should not create an account or use our services.

Continued use of the platform after any changes to the terms constitutes acceptance of those changes.

CompliantLease is a digital platform for generating rental agreements for the Portuguese market. Our service allows users to create legally structured lease documents through a guided process.

CompliantLease does NOT provide legal advice. Documents generated through our platform are templates based on current Portuguese legislation, but do not replace consultation with a qualified lawyer or solicitor.

The user is solely responsible for ensuring that generated contracts are suitable for their specific circumstances.

Type of Electronic Signature

CompliantLease provides a simple electronic signature system, as defined by Regulation (EU) No 910/2014 (eIDAS), Article 25. This type of signature does not constitute a qualified electronic signature or an advanced electronic signature.

⚠️ E-Signature Limitations

  • Simple electronic signatures may not be accepted by all entities or for all legal purposes
  • Certain legal procedures, such as property registry filings or tax authority communications, may require qualified or handwritten signatures
  • CompliantLease does not guarantee the legal validity of collected signatures in all circumstances

Generated Documents (PDF)

Contracts generated by the platform are pre-formatted templates based on Portuguese legislation in force at the time of generation. CompliantLease does not guarantee that:

  • Generated documents comply with subsequent legislative changes
  • Documents are suitable for all specific rental situations
  • Documents replace professional legal advice

User Responsibility

The user is solely responsible for verifying that the type of electronic signature and generated documents are adequate and sufficient for their specific purposes. We recommend consulting a lawyer for complex situations.

Roles of the Parties

When the user (landlord) enters personal data of third parties — including tenants, guarantors, and other parties — into rental agreements created on the platform:

  • The user is the data controller of such personal data
  • CompliantLease acts as a data processor, processing the data solely to provide the contracted service

CompliantLease's Obligations as Processor

Under Article 28 of the GDPR, CompliantLease commits to:

  • Process personal data only in accordance with the user's instructions and solely for the purpose of providing the service
  • Implement appropriate technical and organizational measures to protect the data
  • Not share data with third parties, except the processors identified in our Privacy Policy
  • Notify the user of any personal data breach within 72 hours
  • Delete personal data after the termination of the user's account, unless legally required to retain it
  • Make available to the user all information necessary to demonstrate compliance with the GDPR

User Obligations

The user is responsible for ensuring they have an adequate legal basis (such as consent or contract performance) for entering third-party personal data into the platform. They must also inform those third parties about the processing of their data, including the use of CompliantLease as a processor.

Registration Requirements

  • Must be at least 18 years of age
  • Must provide true and up-to-date information
  • Must use a valid email address
  • Must be an individual or authorized representative of a legal entity

Account Security

You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You must notify us immediately of any unauthorized use.

Account Termination

CompliantLease reserves the right to suspend or terminate accounts that violate these terms, without prior notice and without refund. You may cancel your account at any time through your account settings.

Available Plans

CompliantLease offers the following access levels:

  • Free Account — Allows creating and saving up to 5 draft contracts with watermarked previews. Does not include e-signatures, non-watermarked PDF downloads, or contract finalization.
  • Weekly Plan (Pro) — Recurring weekly subscription with access to all Pro features.
  • Monthly Plan (Pro) — Recurring monthly subscription with access to all Pro features.

Updated pricing is displayed on our pricing page and is quoted in Euros (EUR).

Automatic Renewal

Weekly and monthly subscriptions renew automatically at the end of each billing period unless cancelled. The amount will be charged to your registered payment method. You will receive a notification before each renewal.

Cancellation

You may cancel your subscription at any time through the billing portal. Cancellation will take effect at the end of the current billing period. You will retain access to Pro features until the end of that period.

14-Day Money-Back Guarantee

✅ Refund Guaranteed

You may request a full refund within 14 days of your initial subscription, with no questions asked, in accordance with European consumer protection legislation.

After the 14-day period, no refunds are provided for partial or unused periods.

Failed Payments

If payment fails at renewal, your subscription may be suspended. You will have a grace period to update your payment method before losing access to Pro features.

Price Changes

CompliantLease reserves the right to change subscription prices. Any changes will be notified at least 30 days in advance by email, and will only apply to the next billing period.

Prohibited Activities

You agree not to use the platform to:

  • Create illegal, fraudulent, or misleading content
  • Violate the rights of third parties
  • Distribute malware or compromise platform security
  • Resell or commercialize platform access without authorization
  • Use automation, bots, or scraping without written consent
  • Intentionally overload our systems

Content Ownership

You retain all rights to the data and information you input into the platform. Generated contracts belong to the user who created them.

Platform Ownership

All content, design, code, functionality, and branding of CompliantLease are the exclusive property of CompliantLease or its licensors. This includes, but is not limited to:

  • Name, logo, and visual identity
  • Software and source code
  • Contract templates and standard clauses
  • Website content and documentation

Generated Documents

Rental agreements generated through the platform are the property of the user who created them. CompliantLease does not claim any rights over the specific content of customized contracts.

CompliantLease uses artificial intelligence (AI) for certain features, namely the automatic extraction of data from documents uploaded by the user.

Limitations

  • AI-based extraction may contain errors and inaccuracies
  • The user is solely responsible for verifying and correcting all automatically extracted data before finalizing any contract
  • Uploaded documents are sent to external AI providers for processing, as identified in our Privacy Policy

Service Provided "As Is"

The CompliantLease platform is provided "as is" and "as available", without warranties of any kind, express or implied.

No Guarantee of Legal Validity

CompliantLease does not guarantee that generated documents are legally valid or enforceable in all circumstances. Legislation may change, and specific situations may require additional or different clauses.

User Responsibility

The user is solely responsible for:

  • Verifying the suitability of documents for their needs
  • Ensuring compliance with applicable legislation
  • Obtaining legal advice when necessary
  • The accuracy of information provided

Maximum Liability Limit

Under no circumstances shall CompliantLease's liability exceed the total amount of subscription fees paid by the user in the 12 months preceding the event giving rise to the claim.

You agree to indemnify, defend, and hold harmless CompliantLease from any claim, damage, loss, liability, cost, or expense (including reasonable attorney fees) arising from:

  • Your violation of these Terms of Service
  • Your violation of any law or third-party rights
  • Negligent or abusive use of the platform
  • Entry of false or incorrect data into the platform

The processing of your personal data is governed by our Privacy Policy, which forms an integral part of these Terms of Service.

CompliantLease complies with the General Data Protection Regulation (GDPR) and Portuguese data protection legislation.

CompliantLease reserves the right to modify these Terms of Service at any time. Significant changes will be communicated through:

  • Email notification to your registered address
  • Prominent notice on the platform
  • Update to the "Last Updated" date on this page

Changes take effect 30 days after notification, unless otherwise indicated. Continued use of the platform after that period constitutes acceptance of the new terms.

If you do not agree with the changes, you must stop using the platform and cancel your account before the effective date.

These Terms of Service are governed by and construed in accordance with Portuguese law.

Any dispute arising from or related to these terms or the use of the platform shall be subject to the exclusive jurisdiction of the courts of Lisbon, Portugal.

The parties agree to attempt to resolve any dispute amicably before resorting to legal proceedings.

Alternative Dispute Resolution (ADR)

In accordance with Law 144/2015, we inform you that you may use an alternative dispute resolution entity for consumer disputes. The European online dispute resolution platform is available at:
